With nearly two decades of impactful work in Honduras, Global Brigades has been at the forefront of sustainable development in the region.

 

Originally acquiring an 80-acre property 15 years ago near San Lorenzo to house international volunteers, Global Brigades recognized a more pressing need: addressing the critical housing shortage affecting countless families.

 

This realization led to the inception of the Montemar project, transforming their mission to better serve the community’s evolving needs.

Program Overview: Livelihood Project

Montemar is a thoughtfully planned community featuring over 400 residences, parks, and commercial spaces, all designed to enhance the quality of life for financially excluded residents in the region. Challenging traditional perceptions of affordable housing, Montemar demonstrates that such housing can be both accessible and aesthetically appealing. The project’s competitive edge lies in its collaboration with a world-renowned architect, James Mary O’Connor, who has crafted homes and a master site plan desirable to individuals across all income levels. This innovative design ensures that affordability does not compromise desirability, setting a new standard for inclusive community development.

Located just five minutes from San Lorenzo in southern Honduras, this 80-acre property enjoys a strategic position along the Pan-American Highway. The land features a diverse topography, ranging from flat areas to gentle slopes and culminating in a dramatic incline with dense vegetation and three natural creeks. Montemar’s master plan prioritizes environmental stewardship, preserving nearly all the existing trees and the natural flow of the creeks. Montemar is also utilizing eco-block construction made from the very soil of the property, significantly reducing our carbon footprint. This commitment to sustainability ensures that Montemar harmoniously integrates with its natural surroundings.

Use of Proceeds & Repayment

Global Brigades is currently seeking funding to cover the pre-development costs of the Montemar project. The proceeds from this loan will provide the capital needed to initiate the first phase of the project, which entails finalizing the master plan and site preparation—including soil analysis, clearing, lot demarcation, utility setup, initial roadwork, and construction of a model unit. These steps are crucial for marketing and pre-selling affordable homes with seller financing to low-income families.
The loan will be repaid from the revenue received from sales of lots, ensuring a sustainable financial model for the project’s continuation.

Creating a Pathway to Homeownership

Understanding the financial barriers faced by low-income families, Montemar’s strategy focuses on facilitating access to the government’s new low-interest loan program for homeownership. Many families currently lack the credit history required by banks administering the program. To address this, Montemar empowers families to build credit through incremental payments for their land lots.

After a few years of consistent payments, these families will have established the necessary credit history to qualify for the government program and secure financing to begin construction of their homes. Our model ensures that families earning as little as $600 per month can afford homes, with approximately 40% of units reserved for first-time homeowners, fostering equity and financial stability.
