Global Brigades is a 501(c)(3) nonprofit headquartered in Fresno, CA that began in 2008 to empower under-resourced communities abroad with health and economic development programs. They are seeking funding for pre-development costs associated with a new affordable housing and sustainable livelihood project in Southern Honduras. The Montemar project, with over 400 residences, parks, and commercial spaces, aims to improve the quality of life for financially excluded residents in the region.

Program Overview: Livelihood Project

Montemar redefines affordable housing by creating a vibrant and thriving model community. Located just 5 minutes from San Lorenzo in southern Honduras, this 80-acre property enjoys a strategic position along the Pan-American Highway. The land features a diverse topography, ranging from flat areas to gentle slopes and culminating in a dramatic incline with dense vegetation and three natural creeks.

Montemar’s master plan prioritizes environmental stewardship, preserving nearly all the existing trees and the natural flow of the creeks.

Use of Proceeds & Repayment

The proceeds from this loan will provide Global Brigades with the capital needed to initiate the first phase of the project which entails finalizing the master plan and site preparation—including soil analysis, clearing, lot demarcation, utility setup, initial roadwork, and construction of a model unit—enabling them to market and pre-sell seller-financed home affordable homes to low-income families.

 

The loan will be repaid from the revenue received from sales of lots to cover the financing of this loan.

Creating a Pathway to Homeownership

Montemar’s financial strategy centers on helping low-income families in Honduras access the government’s new low-interest loan program for homeownership. Many families currently lack the credit history required by banks administering the program. To address this, Montemar empowers families to build credit through incremental payments for their land lots. After a few years of consistent payments, these families will have established the necessary credit history to qualify for the government program and secure financing to begin construction of their homes.

 

They are trying to target families that are buying their first home. Based on Global Brigades’ financial model, a family earning just $600 per month would be able to afford the low-income housing units (~40%) reserved on the development.
